Required Documents
When applying for a home mortgage you will be requested to submit a substantial amount of personal documentation. It is in your best interest to provide documents requested from you in a timely manner, otherwise know as ASAP. This will help to ensure an on time closing of your mortgage. There is a general rule of thumb that the more credit, income and asset information the bank is able to verify, the better the loan program and mortgage interest rate. Please be as candid and as thorough as possible in providing your personal documentation in order to acheive the best results.The list below represents a complete list of the types documents that may be required by our team to fund your mortgage. Of course, every person's situation is different, so if the item does do apply to you, please do not focus on it.
PERSONAL INFORMATION
- Check for Appraisal Report - (Upon open escrow.)
- Copy of 2 forms of identification; driver's license, social security card, passport, legal identification, etc.
- If you are currently renting....either 12 months canceled rent checks or the name and address of your current landlord
- If divorced...a fully executed divorce decree
- If not a U.S. citizen; green card information, visa, passport
- Homeowner's Information on any real estate owned
- Mortgage and tax statements on all real estate owned
- For self employed borrowers, employed in sales, paid by commission, or owns rental real estate:
- Copy of the purchase and sale agreement
- A letter of explanation for any known credit problems
- For a refinance...a copy of the deed, and most recent tax bill
- Alternative credit verification; utility bill, phone bill, insurance bill, gym dues, etc.
- Copy of DD214 (veterans)
- Certificate of eligibility (veterans)
ASSET INFORMATION
- Three most recent monthly bank statements (ALL PAGES)
- Most recent transaction summary of 401K, IRA, or Mutual Fund Accounts (ALL PAGES)
- Photocopies of any stocks or certificates of deposits
- Gift letter from donor (if applicable)
- HUD or closing statement for recent/current real estate sales
INCOME INFORMATION
- Most recent Pay Stubs/LES covering the last (30) thirty days
- Past two (2) years W-2 statements
- Rental Agreements for any real estate owned
- Two (2) years signed personal tax returns - including all schedules (Commissioned or 1099 employees)
- If self-employed through a corporation, last two years corporate returns as well as a year-to-date profit and loss statement and balance sheet
- CPA letter verifying length of employment
- Business license
- Trust income paperwork
- Benefits award letter; pension / social security / disability / VA
